The type of study of the condition of the building is carried out depending on the purpose of the survey and the life of the building itself. They can be planned and unscheduled and are carried out in such cases:

1. Verification of completion of construction or major repairs - for compliance with the project.
2. Research before the upcoming repair of the current nature - to identify damage and defects and determine future work.
3. Audit of premises before approval for scheduled repairs of any type.
4. Consideration of the general condition of buildings and premises damaged as a result of accidents.

When is a construction survey required?

The main task when conducting research of a technical nature is to determine the general condition of the foundation, the main and enclosing structures, partitions, ceilings and finishing coatings. This procedure is required when:

- the end of the period of use of buildings;
- carrying out capital, current and other repairs;
- changes in the functional purpose of the structure;
- reconstruction or completion or superstructure of buildings;
- emergency condition of buildings;
- upcoming sale or acquisition of the building.

Scheduled examinations are carried out once every 10 years. If the operating conditions of the building are not satisfactory, then this period can be reduced to 5 years (according to current standards).

Types of Surveys

Construction survey allows you to correctly assess the level of upcoming work and the amount of money invested in them. During its implementation, special attention should be paid to the following types of expert work:

Analysis of building structures. It is carried out in the event that it is necessary to determine the technical condition of the building, as well as if reconstruction or redevelopment is ahead. Thanks to him, it is possible to quickly eliminate defects at an early stage of reconstruction work.

Determination of the state of structures. It is necessary for the preparation process for the purchase or sale of an object. Provides comprehensive information on the general condition of the building, as well as on the likelihood of repairs. Allows you to find problem areas and identify ways to resolve them.

Calculation of bearing abilities. It is made during the superstructure of buildings, redevelopment and reconstruction. Allows you to identify possible defects that can lead to the destruction of the building.

Foundation survey. If necessary, an add-in is built in the house, as well as when environmental conditions change (for example, the construction of a large plant is planned nearby). Such an examination reveals any defects in the foundation, which are subsequently eliminated by specialists, and allows you to correctly assess the bearing capacity of the structure.

Survey of soil bases. Depending on the situation and the composition of the soil base, such a geological survey can be carried out in several stages. This includes hydrogeological research and groundwater analysis in the laboratory - performed before the construction of buildings. Examination is carried out in order to accurately indicate the type of foundation being laid. In some cases, a selective study is possible - when you need to examine potentially dangerous places or explore individual elements of the room.

GPR study. Despite the fact that the research depth in this case is limited to a depth of 100 meters, it is indispensable in identifying voids, flooding and other soil defects. Also, using georadar, utility networks and communications are searched. A study of this type is carried out for all types of construction, as it also allows you to determine the quality of concrete structures in accordance with applicable regulations.

Study of the strength characteristics of concrete structures. Provides several methods of analysis, including non-destructive ones, used depending on the purpose of the general examination. It is used in the construction, reconstruction and operation of construction sites.
